History

The Bluffton area was settled by cotton and tobacco farmers during the closing decades of the 17th century. The area’s early economy was dominated by Rose Hill Plantation and other large-scale farming operations but the impressive growth of the nearby port city of Savannah provided an outlet for locals who weren’t involved in agriculture. During the Civil War period, the town was leveled by advancing Union soldiers. Unfortunately, few structures remain from the Antebellum years. Geography

Bluffton is located in the South Carolina Lowcountry region. The inland area to its north and west is characterized by dense pine forests, low relief and swampy patches. To the south and east, an extensive system of barrier islands and estuaries protects the coastline from storm surges and other weather events. Although Bluffton is technically located on South Carolina’s mainland, much of the city’s land area consists of reclaimed swampland. Aside from a small, well-preserved core, Bluffton is comprised of low-density housing developments and well-kept commercial districts.

Bluffton has a year-round population of about 13,000 people. Although the area is known for its high quality of life and low living costs, there simply isn’t very much room left for development within Bluffton’s incorporated zone. Bluffton experiences a mild climate that’s generally defined as “subtropical.” During the winter, chilly, rainy days offset long periods of mild, sunny weather. In the transitional seasons, frequent thunderstorms and soaking rains keep the area’s greenery lush. Precipitation spikes during the late summer and early fall months, but direct hits from tropical storms occur relatively rarely. During the height of the summer, muggy conditions can produce heat index readings of well over 100 degrees. Fortunately, afternoon thunderstorms usually interrupt the hottest days.
